Project Manager
This position reports to the Director of Project Management.
Job Summary:
Provide overall management direction to one large project or multiple smaller projects; establish project objectives and policies. Maintain liaison with prime client contracts and monitor construction and financial activities through administrative direction of Superintendent.
Supervisory Responsibilities:
- Collaborate with APM on daily tasks to be completed.
- Delegate tasks to Assistant Project Managers.
- Oversee APM staff on delegated tasks.
Duties/Responsibilities:
- Oversee all aspects of construction projects from contract with Owner to closeout of subcontracts.
- Prepare budget and project cost estimates to align with schedule and Owner’s objectives.
- Review project costs and budget with Superintendent monthly to meet financial targets.
- Develop initial project schedule and distribute to Owner and field supervision with monthly updates for progress.
- Coordinate monthly progress updates with field supervision.
- Monitor project milestones/benchmarks for job status reporting.
- Create monthly progress reporting for job status, to include schedule updates and cost updates to the Owner.
- Prepare and administer monthly billing and cost reporting for accounting purposes.
- Lead and coordinate weekly progress/design meetings with Owners, consultants, and subcontractors. Conduct weekly internal meeting with all Fulcrum stakeholders.
- Coordinate document flow between design team/Owner and subcontractors.
- Maintain project documentation including meeting minutes, submittal and transmittal logs, project drawings, specifications, etc.
- Drive culture of accountability with client and internal teams with urgency through use of Fulcrum tools and controls.
- Award contracts to subcontractors with a complete scope of work as related to project contract documents.
- Conduct site visits to all active construction sites to monitor progress and verify quality of work being completed by subcontractors and company labor.
- Interface with AHJ on project permitting and licensing required for project progress.
- Coordinate daily with Superintendent and all project team members.

Education and Experience:
- College degree preferred or 5+ years of experience in construction.
- Demonstrated Project Management experience.
